After receiving undergraduate and graduate training in engineering at the University of Southern California, I had pursued law studies concentrating on contract and property laws.
A number of years were spent in Hong Kong and China in residential and commercial real estate management. After returning to the United States and having been licensed as a broker by the Department of Real Estate (DRE), I’ve lectured, taught and invited as guest speaker speaking on various real estate topics including Opportunity Zone, Advanced Contract & Useful Contractual Clauses, 1031 Tax-Deferred Exchanges, Investment Property Analysis, Commercial Property Sales and Leasing, Listing and Selling Business Opportunities and Landlord and Tenant/Property Management. During the COVID-19 pandemic of 2020 and continues today, I’ve been teaching webinars sponsored by the Tri-Counties Association of REALTORS once to two times each month on various aforementioned real estate subject matters.
I’m a 1031 Exchange Specialist and have just finished a book to be published this year titled Real Estate Agent and Investor Guide to 1031 Tax-Deferred Exchanges. I’m a Certified Real Estate Investment Planning Specialist, a Certified National Commercial Real Estate Advisor and a Certified International Property Specialist. My core real estate expertise is in the areas of residential and commercial real estate, particularly in income and investment properties and in property management. My primary focus is in the highest equity return of client’s investment and in client’s asset protection.
After acquiring CAD (Computer Aid Design) skills and home renovation expertise in the late 1990s, I have built a team of skillful contractors and craftsmen to perform various home and commercial design, construction, renovation and remodeling projects and provide property maintenance services.
I am a licensed residential and commercial real estate broker, a member of the Golden Key National Honor Society, the Delta of Tau Beta Pi California, the Pi Epsilon Tau, the Delta Theta Phi Law Fraternity, the Archimedes Circle and the Coldwell Banker International Diamond Society. I have received the American Jurisprudence Award, the Howard Holmes Memorial Scholarship, the USC School of Engineering Scholarship and the Ronald Reagan Presidential Sports Award.
I am the inventor of a Battery Powered Passive Keyless Entry System for Premise Entry and the sole recipient of a utility patent issued by the United States Patent and Trademark Office for such a passive keyless entry system. Patent No. US 8,965,287 B2 (February 24, 2015).
My past US and oversea volunteer missions have benefited me much more compared to the less than significant efforts that I have contributed to the recipients of the volunteer missions; my life have been so adversely but richly blessed witnessing the disconsolate and the anguish destitute struggles and the seemingly futile existence of the unprivileged and the neglected.
I believe a paltry living is not only a waste of time but a waste of life. I believe in competence. I believe in looking out for families, friends, love ones and clients best interests. I shall do unto others what I would have others do unto myself.

Future is now, plan for tomorrow, live for today.
